Top Tips From Our Fine & Country Department To Help Movers Be In Their New House Before Christmas

According to Fine & Country Cambridgeshire many home owners are pushing hard to exchange and complete on their house purchase as Christmas approaches rapidly. A large number of vendors, particularly in the upper quartile of the property market have already reduced their house price to speed up the sale . Simon Bradbury, Partner at Fine & Country shares his ‘top tips’ to help home owners who wish to settle into their new homes in time for Christmas.

The “price reduction” trend has risen significantly over the past 12 months as vendors attempt to entice buyers in a struggling housing market. According to new research from Zoopla.co.uk, the average reduction in asking price for UK property has reached the highest level in 2 years.

“Attracting cash buyers who are chain free can help to speed up the sale, but the end of the buying/selling process can still be 10-12 weeks away,” says Simon Bradbury. “I recommend the following actions to help things move along more quickly:

  • It is important to set a clear dated deadline for both exchange and completion at the beginning of the process.
  • Make sure that all parties are aware of the exchange and completion deadline. This includes both sets of solicitors, the seller, the buyer, everybody in the chain and any surveyors and lenders involved.
  • Communication is the key so it is good to agree a weekly/twice weekly meeting to report back to all parties current events and if there are any delays in the process. This can be done via e-mail, in person or telephone.
  • Depending on how important it is to the seller concerned, a cash discount might entice the property exchanges/completes on time.
  • Ensure that all parties are aware of what the negatives would be if the Christmas deadline is not met as fear is a great motivator.”
