Managed Plus

Our Managed Plus service incorporates all of the elements of the Fully Managed service but with some added protection. 

Fees

10% plus VAT of the monthly rent. Equivalent to 12% in total.

• Photographs
• Floorplan
• Window display
• Rightmove/Zoopla
• Newspaper advertising
• Email/telephone marketing
• Accompanied viewings
• Offer negotiation
• Right to rent checks
• Applications professional referencing
• Meet and greet with Thomas Morris Property Manager and Landlord
• Negotiate moving in dates
• Arrange gas certificate and renewals
• Arrange EPC if required and renewals
• Property handover
• Collect deposit
• Secure deposit with Tenancy Deposit scheme
• Tenancy agreement/Prescribed Information/All required legislative documentation
• Produce detailed comprehensive inventory and Schedule of condition with photographs
• Designated Property Manager and Property Consultant
• Smoke alarm check
• Collect rent on a monthly basis
• Annual statements (if required)
• Annual rent reviews
• Property inspections (4 monthly**)
• 24hr maintenance reporting
• Arranging maintenance quotations (though common in the industry, we do not add any of our own charges to any external maintenance quotes)
• Arranging tenancy renewal
• Section 21 notice
• Section 8 notices where required
• Pre-final inspection and meeting with tenant
• Check out report
• Rent protection

Fully managed

Thomas Morris Sales and Lettings will fully manage the letting process giving peace of mind that everything is being handled professionally on your behalf.

Tenant Find only

The service helps find you a tenant and ensure the property is let as soon as possible.

Fees

10% of first 6 months rent + VAT (equivalent of 12% in total) min fee £750.00 (inclusive  of VAT)
