This Victorian former Rectory sits in over three acres of grounds, with open fields to the rear, and includes a paddock of over an acre. "The Old Rectory has been a tremendous family home for us over the last 35 years. Both of our children have grown up here and we've made full use of all the facilities in the surrounding villages and counties. We feel privileged to have been able to raise our family here," say the current owners.

"There are some extremely good schools in the local area and plenty of options for family days out, including country parks and sailing at nearby Grafham Water. There's go-karting in Kimbolton and we're spoilt for choice with stately homes, easy access to London and the coast. Cambridge is a wonderful day out within easy driving distance and there are plenty of superb restaurants and pubs in the local area."

"When we moved in, Dutch Elm disease was at its peak and it decimated the beautiful spinney, so we planted fresh trees and native bushes that are now all coming to fruition. The formal gardens compliment the classic Regency style of the house and we enjoy entertaining on the patio areas. The spinney is wonderful, especially in the spring when we're treated to a vibrant display of flowers, starting with the aconites which have featured on local TV! They're followed by snowdrops, daffodils, bluebells and blossom on the trees. The wildlife really picks up through into the summer and the paddock has been home to horses, cows and sheep over the years, as well as being a playground for our children."

"We enjoy relaxing in the rustic seating areas in the spinney, where we can sit back and fully enjoy the surroundings, it's the ideal spot to get away and enjoy nature. There are resident owls, woodpeckers and a wide variety of birds, including finches and chaffs."

"The lounge is our favourite room. It's a lovely, light room with a bay window and has a wonderful ambience to it. It's nice and warm in the winter and the log fire is like a magnet where we can sit and enjoy a glass of something, whilst the world goes on around us."

"The village is small but vibrant, with the old school hall being at the centre of local events. There are numerous clubs to get involved with and the village intranet and website keeps us all connected. We have always felt safe here and our children have grown up with the freedom of playing safely outdoors."

"It's a superb family house and over the years, the lounge has been the focal point of family life and celebrations, including birthdays, christenings and some memorable Christmas parties. It lends itself perfectly to easy entertaining."

"We're moving to Australia to be with our extended family, but we will miss our friends in the village and we feel so lucky to have lived here."
