We offer two service packages to our landlord clients. The level of service you choose will depend on how involved in the tenancy you want to be and the level of support and protection you require.

Choose the right option for you

Fully managed

Thomas Morris Sales and Lettings will fully manage the letting process giving peace of mind that everything is being handled professionally on your behalf.


12% plus VAT of the monthly rent. Equivalent to 14.4% in total.

Administration charge per Tenancy - £300 for initial marketing and finding prospective tenants, preparation of the tenancy agreement, providing documentation to all stakeholders.

Tenant find only

The service helps find you a tenant and ensure the property is let as soon as possible.


10% of first 6 months rent + VAT. Equivalent of 12% in total. Min fee £750.00 (inclusive of VAT)
