Property description

Occupying a delightful semi-rural position on the edge of the highly regarded village of Warboys, Gate House is an elegant Victorian residence offering over 2,800 sq. ft. of accommodation and outbuildings, set within beautifully established gardens and grounds that extend to just under 2 acres.

Originally constructed in the late nineteenth century, the property has evolved into a substantial and highly individual home that successfully balances period character with the practical requirements of modern family living. Generous reception areas, flexible bedroom accommodation and an exceptional connection to the surrounding landscape combine to create a home of considerable appeal.

The accommodation is arranged predominantly across one level, with a welcoming entrance hall providing access to the principal living spaces. The sitting room is a particularly attractive reception room, centred around a feature fireplace and enhanced by a large bay window which fills the room with natural light and frames views across the gardens. Beyond, the garden room offers a relaxed additional living space, creating a natural link between the house and its outdoor surroundings.

The dining room occupies a central position within the home and provides an excellent setting for both formal entertaining and everyday family life. Adjoining this space, the kitchen is thoughtfully arranged with ample storage and preparation space, whilst the orangery enjoys a pleasant outlook over the grounds and offers a wonderful place to sit throughout the seasons.

The bedroom accommodation is notably versatile. The principal bedroom enjoys a peaceful position overlooking the gardens, while two further double bedrooms provide excellent guest or family accommodation. A separate, fourth bedroom/study offers flexibility for those working from home, pursuing hobbies or requiring occasional additional bedroom space.

Externally, Gate House continues to impress. The formal gardens have been carefully landscaped to create a series of attractive outdoor spaces, with mature planting, established borders and multiple seating areas providing year-round interest. A substantial paved terrace offers an ideal environment for al fresco dining and entertaining, whilst quieter corners of the garden provide opportunities to relax and enjoy the peaceful surroundings. For keen gardeners, a potting shed and greenhouse are useful additions to the space.

Beyond the immediate gardens, the grounds extend into an enchanting area of private woodland, creating a remarkable natural backdrop and a rare sense of privacy. The combination of open garden spaces and mature woodland provides a haven for wildlife and offers endless opportunities for recreation and exploration.

Complementing the house are a range of useful outbuildings including a garage, workshop, machine store, log store and a large car port, providing excellent storage and workspace for a variety of requirements.

Despite its tranquil setting, Gate House remains exceptionally well connected. Warboys offers a comprehensive range of everyday amenities, whilst the nearby market towns of Huntingdon, St Ives and Ramsey provide a wider selection of shopping, leisure and educational facilities. Excellent road links via the A14 and A1(M), together with mainline rail services from Huntingdon to London King's Cross in under an hour, make this an ideal location for both commuters and those seeking an attractive country lifestyle.

A rare opportunity to acquire a distinctive period home in an idyllic setting, where character, privacy and beautifully landscaped grounds combine to create an exceptional place to live.

Seller Insight
Originally built in 1880 for the keeper of the railway crossing on the old branch line between Ramsey and St Ives, this charming Victorian home has been lovingly cared for by its current owners, Hamilton and Lesley, for over four decades. Attracted by its rural setting and period character, they knew from the moment they drew up outside the house that it was where they wanted to live.

Over the years the property has evolved into a wonderful family home which seamlessly blends Victorian charm with modern comfort. Hamilton says that when they bought the house it had four large square rooms but working with great care and attention to detail, they have added a generous extension, garage, orangery, solar panels and a Mediterranean style patio. Twelve years ago, they purchased an extra 1.5 acres of woodland around the old railroad track, which has added to the idyllic lifestyle the house offers.

They use all the rooms, but the main sitting room is a particular favourite. The large bay window allowed the crossing keeper to watch for approaching trains, but it also bathes the room in natural light throughout the day. In winter the log burner transforms the room into a warm and inviting retreat, whilst sunny summer days are spent enjoying the rear sitting room where bifold doors open onto the garden, allowing the outdoors to become a part of everyday living.

Lesley explains that they have held countless family celebrations and special occasions in the house and recalls a Christmas when sixteen people sat down to lunch in the dining room. On other occasions, up to 100 guests have been entertained in the garden at summer parties. Gate House is a most hospitable venue.

The garden is Lesley’s happy place and is beautifully designed as a series of interconnected outdoor rooms, full of texture and seasonal colour.

A charming second patio under a rose arbour provides a peaceful spot for morning coffee and beyond that their woodland area attracts nature to their doorstep. Deer, foxes and an abundance of bird life are regular visitors. Whether enjoying a quiet sunny afternoon, entertaining friends on the patio or simply exploring the woodland the house offers a slower pace of life and a great connection with nature.

Gate House is half a mile from thriving Warboys village which has everyday amenities including shops a surgery, library and community hall. Nearby Huntingdon has direct rail services to London while Cambridge, St Ives and Ely are all within easy reach.

Hamilton and Lesley have decided the time is right to downsize and start a new chapter of their lives. They are sad to leave this beautiful Victorian home where character, space and nature combine to create an exceptional way of life. They take away many treasured memories, and are confident the next owners will enjoy the same lifestyle
