Property description

Tucked away within an exclusive gated courtyard in the highly regarded village of Keyston, this exceptional barn conversion combines timeless character with refined contemporary living, creating a truly impressive family home of distinction.

Approached via electric gates, the property enjoys an enviable degree of privacy and security, with a double garage featuring twin electric roller shutter doors and ample parking enhancing both practicality and convenience.

Internally, the property has been beautifully designed to retain the charm and integrity of the original barn whilst offering the sophistication expected of modern executive living. A grand reception hall immediately sets the tone, complete with a guest cloakroom and striking architectural features.

The heart of the home is undoubtedly the magnificent open-plan kitchen, dining and family space. Thoughtfully designed for both entertaining and everyday living, this bespoke kitchen showcases granite work surfaces, quality cabinetry, a substantial central island and elegant travertine flooring. Flooded with natural light, it is a space equally suited to relaxed family mornings or stylish evening gatherings.

The impressive sitting room provides a warm and inviting retreat, enhanced by beautiful flooring and generous proportions, whilst also offering versatility for more formal dining if desired.

To the first floor, a spacious landing with Velux-style windows creates a wonderfully light and airy atmosphere. Four beautifully appointed double bedrooms are complemented by exposed oak beams and character timbers, perfectly blending rustic charm with contemporary comfort. The luxurious principal suite enjoys dressing areas and an en-suite facility, whilst a further bedroom also benefits from its own dressing space. A sumptuous family bathroom completes the accommodation.

Outside, the gardens have been thoughtfully landscaped for ease of maintenance, offering a secluded and tranquil setting with mature planting and generous patio areas ideal for outdoor dining and entertaining.

Keyston is a quintessential English village positioned on the borders of Northamptonshire and Cambridgeshire, surrounded by rolling countryside and picturesque rural scenery. The village is home to the renowned award-winning pub, The Pheasant, and offers excellent connectivity, with Huntingdon approximately 12 miles away and Wellingborough station around 9 miles distant, providing direct rail services to London in under an hour. The nearby A14 also offers excellent access to the M1, M6 and M11, making this an ideal location for commuters seeking an idyllic village lifestyle without compromise.

Seller Insight
“We’d lived in the village for many years, so we knew we wanted to stay,” says the owner of this attractive barn conversion, who took ownership in 2022. “We were really drawn to how private and secure it felt, and the moment we walked through the door, we were completely wowed by the space and height.”

Part of an exclusive development of four barns, converted around 20 years ago, the property is arranged over two floors and designed in a classic high-barn style. “It’s a lovely balance of modern living while still keeping the character of the building,” the owner explains. “There are beautiful oak floors and doors, and the proportions are fantastic. All the bedrooms feel light and airy, and upstairs the bathrooms have electric Velux windows, which is a really nice feature,” they say.

The sense of space continues into the main living areas. “The sitting room is a great size, with patio doors opening straight out to the garden,” the owner notes. “It’s a really comfortable room to relax in but also works brilliantly when you have people over.” The kitchen is equally sociable. “It’s very much the hub of the house, with an island that’s perfect for gathering around.”

Set behind electric gates and accessed via a private drive, the development centres around a courtyard, enhancing the sense of security and exclusivity. “You feel tucked away here, which we’ve really enjoyed,” the owner adds. Outside, the garden is both private and low-maintenance. “Even though it’s at the front, it’s completely enclosed and feels very secluded,” they say. “It’s mainly laid to patio with lots of planting, so there’s always something in flower, and you can find sun or shade throughout the day.”

The location within the village of Keyston has been another major draw. “It’s a wonderfully friendly place,” they say. “The Pheasant is fantastic, great food and a real hub for the community, and there are regular events at the village hall.” Despite its peaceful setting, the area is well served by local schools. “There’s even a free school bus service.”

“There’s also so much to enjoy right on the doorstep,” they continue. “We love the walks, and from the bedroom you can see the church spire and rooftops. There’s always wildlife, red kites overhead, pheasants, even a heron passing by.”

“We’ll really miss the sense of seclusion and the people here, including our immediate neighbours,” the owner reflects. “It’s such a warm, welcoming village.”
