Our dedicated teams, across our seven high street offices, will then contact prospective tenants on our extensive database to identify who would suit the property. It will then be advertised on Rightmove, Zoopla and our own website as well as benefitting from promotion across local newspapers and numerous social media channels including Facebook and Twitter. This ensures that we find you a new tenant quickly, which avoids your property being empty and the dreaded ‘void period’!
Once a tenant has been found and an application has been made, our award-winning and highly experienced property management team carry out a stringent referencing process to ensure the prospective tenant is suitable. This will include right to rent checks, financial checks, employment referencing and a previous landlord reference if that is possible. Our dedicated property management team will also ensure that the tenancy complies with all the numerous legal responsibilities that a landlord has nowadays. These legal requirements are constantly changing and the penalties for non-compliance can be severe for a landlord as well as the letting agent. We carry out a detailed inventory and arrange regular inspections of the property throughout the tenancy to continually assess the condition.
