Property description
Set in over an acre of beautifully landscaped grounds with uninterrupted south-facing views over open fields, this enchanting Grade II listed thatched cottage combines timeless character with modern comfort. Located just an eight-minute drive from St Neots Train Station, offering direct services into London in approximately 40 minutes, and only 20 minutes from Cambridge, it offers idyllic countryside living with excellent connectivity.
Dating back to the 16th century, the property is rich in period charm, with a wealth of original features throughout. The spacious, dual-aspect sitting room boasts an impressive inglenook fireplace with wood-burning stove, exposed beams, and bifold doors opening into a bright garden/family room—complete with French doors framing picturesque views of the garden and surrounding countryside. The separate dining room features a striking brick fireplace with another wood-burning stove, creating a warm and inviting space for entertaining.
The recently redecorated kitchen/breakfast room blends classic shaker style with modern practicality. Finished with granite worktops, underfloor heating, a brand-new Rangemaster cooker, and French doors leading out to a large patio area, it’s perfectly suited for relaxed family living and alfresco dining.
Upstairs, the principal bedroom offers a tranquil retreat with exposed beams, feature brickwork, and a generous dressing area leading into a newly refitted family bathroom. Two further double bedrooms, one with built-in storage and one currently used as a home office, are served by a second, stylishly refitted family bathroom.
Outside, the property is approached via wooden farm gates leading to a newly laid driveway with ample parking and a detached double garage. Above the garage is a versatile room ideal for a home office or studio, with potential to convert into a self-contained annexe (subject to necessary permissions).
The grounds are a true highlight, with expansive lawned gardens, a natural pond, and mature trees offering privacy and attracting an abundance of wildlife. The generous patio area is perfectly positioned to enjoy the sweeping rural views.
Thoughtfully and tastefully redecorated throughout—with fresh paint, new carpets, and a new bath—Mulberry Cottage is a rare opportunity to own a quintessential English country home that’s ready to move into.
Seller Insight
Situated in a glorious location within the quiet, friendly, village of Toseland, surrounded by a stunning pastoral landscape, this delightful, pristine, thatched, period, cottage has been the home for Pat and Anna for the past twelve months.
“We wished to move out of London into a property with a rural setting, but one which offered easy access to both road and rail networks. We were attracted to Toseland, not only because of its fabulous location but the village had an open welcoming ambience - discovering Mulberry Cottage was the icing on the cake. Everything the cottage offered was perfect for our busy lifestyle, with the added advantage of excellent amenities for home working. In pristine condition when we moved to live here we have, of course, added our own enhancements to the cottage which included new bathrooms and kitchen. The cottage very much reflects its unique history but has the added benefits of the luxuries and comforts essential for modern day lifestyles. The generous amount of glazing enables natural daylight to flood into our home and the flexible adaptable layout presents a sociable flow. It is such a natural hospitable home into which we have welcomed our family and friends on several occasions.”
“As with the house, we have given much attention to the outside of the cottage. The driveway has been improved, as has the patio at the rear. The cottage sits within its spacious garden whilst the meadow beyond extends its space. It is an absolute delight to enjoy al fresco dining outside, relax and savour the multitude of visiting wildlife passing over or through our garden, or to watch the seasons unfold. We do take advantage of our local environs and it is so easy to depart direct from the house and enjoy walking in the local countryside.”
“We do have a community shop in the village but, within minutes, we can be in the bustling market town of St Neots where several quality supermarkets are located. It is from here where we can catch the train into St Pancras which takes under one hour. We are also very close to the A1 and, also, the recently upgraded A14 which we use to visit the beautiful city of Cambridge for its architecture, cultural activities and outstanding shopping facilities.”
“It is for logistical reasons that we must sadly say farewell to our magical home in this exceptional village. We have enjoyed participating in village life which we will miss, along with the many friends we have made.
